Buying a home is likely to be the biggest expense you’ll ever make, with costs easily stacking up in the hundreds of thousands. Because it’s such a serious matter, homebuyers should spend time carefully inspecting their investment. 

This is why it’s wise to bring along a friend, a partner, or a qualified agent who you have built a relationship with. It’ll give you another pair of eyes to scan things over and another brain to help you with critical thinking.

The next time you stop into an open house or tour a property with an agent, keep the following five indicators of a poor-quality home in mind.

Homeowners insurance may be able to help you out in a bad spot, but you shouldn’t rely on it. If nothing else, these tips will help you from investing the majority of your funds into a potential money pit. 

1. Roof Quality 

You can see the roof from the street, but you may not be able to make a good judgment on its condition. To be sure that the roof is sound and unblemished, take a short walk around the house and admire its different angles. 

Look for discoloration, falling or missing tiles, and patched-up sections. 

2. Plumbing 

Water damage can cost homeowners thousands of dollars in repairs, and much more if flooring or structural damage is done. During your walkthrough, keep an eye for spots on the ceiling or other potential signs of bad plumbing. 

Bad plumbing may be as easy a fix as installing a new water heater or calling in the help of professionals (cold or hot water Canberra can help). You’ll want to get under the sinks just to make sure if you can. 

3. Flooring

Wood floors can look scratched and marked, tiles may be cracked, or carpeting may be damaged or stained. While it might seem like an easy or inexpensive solution, that’s not always the case.

4. Attic and Other Insulation

5. Distinct Odors

Right away, you may be able to spot a sewage problem if there’s a lingering funky smell in the house. Backed up pipes could make a big stink in more than just the adjacent rooms.

Additionally, check for gas smells or anything off with the air blowing through vents.
